Buying in Spain is no more complicated than in the UK, just different. Here is the complete process, in order, as we go through it with each of our clients.
1. Preparation
Even before the first viewing, two tasks: get your NIE (the foreigner identification number, essential to buy) and confirm your total budget, costs included. If you are taking out a mortgage, this is also the time to sound out the banks. A well-prepared buyer inspires confidence in sellers and moves twice as fast.
2. Searching and viewings
We search the whole market, filter, carry out first viewings, and only present you with the properties that stand up. You view by video call or in person, until you find the property that ticks the right boxes.
3. The offer and the checks
We make a well-argued offer and negotiate the price and conditions. At the same time, we start the legal checks: status at the land registry, any debts, planning, community fees. Nothing is signed until everything is clear.
4. The arras contract
This is the private contract that sets the price, the deadline for signing and the conditions. You usually pay 10% of the price. Be careful: unlike in England, where nobody is bound until exchange of contracts, the arras contract firmly commits both parties at an early stage.
5. The deed of sale at the notary
On the day, the escritura de compraventa is signed before the notary, the balance is paid, and you leave with the keys. Then come land registration and payment of the purchase taxes, which we also oversee.
Each step has its pitfalls and timescales. Our role: to see you through all of them without stress or nasty surprises.
