We cannot promise a date, but after years of searching on the Costa Brava, the orders of magnitude are fairly stable. Here is a realistic timeline, phase by phase.
Phase 1: defining the project (one to two weeks)
First conversation, precise definition of your criteria, confirmation of the total budget including costs, and starting useful paperwork in parallel, such as the NIE application. A well-defined project saves weeks later on.
Phase 2: searching and viewing (one to three months)
This is the most variable phase. A flat in Roses on a mid-range budget is quickly found. A village house with a garden and sea view on a tight budget can take patience: good opportunities come up in dribs and drabs and you have to be quick to react.
Phase 3: securing the property (two to four weeks)
Offer, negotiation, legal checks, then signing the arras contract that secures the property. At this stage, the property is reserved for you.
Phase 4: completing (one to three months)
Preparing the deed, obtaining the mortgage if applicable, transferring the funds, signing at the notary's. With Spanish bank financing, allow more like two to three months.
In total: between three and six months for most projects. Well-prepared buyers move faster and, above all, miss fewer good opportunities.
