All the answers

There is no single Costa Brava price, but dozens. From one town to the next, and even from one street to the next, prices can double. Rather than a misleading average, here are the factors that really drive prices, and how to read listings.

What makes prices vary

  • The area: the charming villages in the middle of the coast, around Begur, Calella de Palafrugell or S'Agaró, are among the most sought after. The north around Roses and Empuriabrava, the south around Lloret and Blanes, and inland areas often offer more for the same budget.
  • The sea: an open sea view or a beach within walking distance can account for a large part of the price.
  • The type of property: a flat in a development, a village house and a villa on a housing estate are different markets.
  • The condition: a property to renovate is negotiable; a renovated one comes at a price.
  • The option to let: a home with a tourist licence is worth more than an identical one without.

Asking price, real price

Property portals show asking prices, not sale prices. Some sellers test the market with ambitious prices; other properties sell within days at the asking price. Knowing the sales actually completed is the basis of any negotiation. Also bear in mind the official reference value for tax, which can be higher than the negotiated price and increase the purchase tax.

'Too cheap' properties

You will see listings at very low prices. They almost always come with a catch: major work, a remote location, basic specifications, a legal situation to regularise. That is not necessarily a bad choice, but you need to know before you buy.
