The question comes up at every first meeting: why use a buying agent when agencies show you properties for free? The answer comes down to one word: the mandate.
Whoever pays decides
The estate agency is paid by the seller, usually around 5% of the sale price in Spain. Its job is to sell the properties on its books at the best possible price, for the seller. The buying agent is paid by the buyer. Their job is to find the right property at the best possible price, for you.
Three practical differences
- The scope of the search. An agency shows you what it has on its books. We search everywhere: every agency in the area, private sales, our local network.
- Objective viewings. We have no interest in making you like any particular property. If the roof is tired or the neighbourhood is noisy in summer, we tell you.
- Which way the negotiation goes. The agency negotiates to hold the price up; we negotiate to bring it down, with solid market arguments.
And on the ground, how does it work?
Very simply: we work hand in hand with local agencies. They know we are serious, know that our clients are qualified buyers, and are happy to open their doors to us. You get the best of both worlds: access to the whole market, and advice that stays 100% on your side.
